PROJECT FACTS
Project encompassed the renovation of an existing, commercial space of approximately 9,000 sq. ft. The first floor was slab-on-grade over approximately 5,000 sq. ft. with an additional 2,000 sq. ft. of supported floor and a 2,000 sq. ft. basement. Renovation included:
- Removal of interior bearing walls
- Relocation of one existing steel column
- New openings in exterior walls for doors and windows
- Evaluation of existing floor for support of lightweight fill
- Evaluation of roof for new RTUs
- New retaining wall at new exterior stair
- New architectural fascia at southeast corner
- New interior stair

Completion: 2006
Construction:The existing structure had an original structure and a subsequent addition. The original construction included exterior load-bearing brick walls with a wood-frame floor and a roof supported on steel beams. Interior columns supported the floor beams. The addition had exterior load-bearing block and brick veneer. The roof of the addition was a steel structure with steel bar beams and joists supporting a wood deck. Interior steel columns were also present in the addition.
